The best groceries and high fashion shops are next door. It has all the windows on an internal court. No traffic noise.

- Valentano (4+1, in rural woodland but with good access to shops and amenities. Beach within 30mins. Lake within 5 mins. Easy access to Florence, Orvieto, Assisi, Rome etc. Good wines too)
- Montalto (sleeps 4 on the sea front-literally. Easy access to all central Italy. Beach and fabulous views!!!)
Not in Tuscany but similarly beautiful surrounds Between Naples and Rome.
